  • Defined: An exempt accessory structure is defined as a detached, single-story building, no greater than 200 square feet in area, with or without limited attic storage space, used for garages and carports, tool and storage sheds, playhouses and similar uses.  This structure must be compliant with current code and regulations as adopted by Grays Harbor County.
  • Occupancy: The structure(s) may not be habitable or occupied.
  • Setbacks: Building shall maintain the minimum front, side and rear yard zoning setbacks (GHCC Title 17), shall meet the requirements of the critical areas protection ordinance (GHCC Title 18.06) and be located no closer than 10 feet (with a minimum of 6 feet of “clear sky”) from any other structures on the property.
  • Plumbing: The installation of any plumbing (including propane/natural gas) or mechanical systems (including electric heat) are not exempt and require separate permitting.
