Important: The 200 square foot (or less) Exempt Structure may be constructed on a lot with or without a residence. If there is a residence on the same lot, you may build an exempt accessory structure up to 800 SF. Please refer to the 800 square foot Exempt Accessory Structure page for more details.
- Defined: An exempt accessory structure is defined as a detached, single-story building, no greater than 200 square feet in area, with or without limited attic storage space, used for garages and carports, tool and storage sheds, playhouses and similar uses. This structure must be compliant with current code and regulations as adopted by Grays Harbor County.
- Occupancy: The structure(s) may not be habitable or occupied.
- Setbacks: Building shall maintain the minimum front, side and rear yard zoning setbacks (GHCC Title 17), shall meet the requirements of the critical areas protection ordinance (GHCC Title 18.06) and be located no closer than 10 feet (with a minimum of 6 feet of “clear sky”) from any other structures on the property.
- Engineering: Please refer to the Pre-Engineered Post-Framed Accessory Structure Bulletin 33 for more details. Structures beyond these parameters and/or larger than 200 SF may require a building permit and may require design by a licensed engineer/architect.
- Plumbing: The installation of any plumbing (including propane/natural gas) or mechanical systems (including electric heat) are not exempt and require separate permitting.
- Electrical: Electrical work is permitted and inspected through the Washington State Department of Labor & Industries. Please call 360-533-8200 or visit Washington State Department of Labor & Industries - Electrical Division with electrical permitting questions.
